One crew for the common areas, the tenants and the plaza

Lobbies, corridors, elevators and restrooms kept to a standard every tenant sees; tenant suites cleaned on their own scopes; the courtyard, plaza and parking areas on the grounds route; waste by stream. One account manager for the property manager to call.

Balancing tenants, visitors and the owner

A mixed-use building has three customers: tenants, their visitors and the owner. Our scopes separate what everyone sees from what each tenant pays for, so the property manager has one contract and clean billing.

Common areas, the plaza and the restrooms sit on one scope, each suite on its own. The weekly audit walks the common areas with your standard; tenant complaints go into the portal and are closed there.

Questions people ask

Can tenants contract with you directly for their suites?

Yes. Suite scopes can sit under the building contract or be billed to the tenant; the same crew does both.

Do you do after-hours work in occupied buildings?

Yes, coordinated with your security vendor for access; common areas are cleaned at night and the day porter handles business hours.

Can you take over from a vendor mid-lease?

Yes. Start-ups take two to three weeks for a typical building, with keys, access and the portal set up first.

Do you manage the waste contract?

We manage the on-site side: streams, bins, compactors and haul scheduling, with your hauler.
