Facilities management with one name on it

An account manager who owns the building: systems, vendors, compliance, space changes and the daily requests. You get a weekly report, a quarterly review and a portal that shows everything in between.

What facilities management from UFG looks like

Most of our facilities management clients came to us with a janitorial contract, a separate maintenance vendor, a landscaper and a list of one-off contractors, and nobody who owned the building. The job is to be that one person.

Your account manager runs the crews, coordinates the vendors, keeps the compliance calendar and handles requests from the portal. Weekly, they walk the site and send the report. Quarterly, they sit down with you and go through the numbers.

What is included

What the account manager runs

  1. HVAC, electrical, plumbing and lighting on a preventive calendar, with licensed trades when required.

Two UFG technicians in navy pullovers, seen from behind, work on a pale wall panel in a service room beside a sink
  2. Elevator, fire safety, pest and waste vendors, scheduled, escorted and invoiced through one channel.

Five men, most in navy UFG pullovers, meet at white tables beside a flip chart headed Logistics, one holding a printout
  3. Inspection calendars, OSHA and local rules, hazardous-materials storage, training records and audits.

Two UFG team members in navy pullovers and caps, seen from behind, watch a colleague run a carpet machine down a hall
  4. Reconfigurations, furniture moves, conference-room and event set-ups, and new-hire desk readiness.

A long row of office cubicles beside glass-walled rooms, with tan carpet running down the aisle under ceiling lights
  5. The cleaning and landscaping crews report to the same account manager, so one audit covers the site.

Three UFG landscapers in hi-vis vests clear plant trimmings beside an office building, with a wheelbarrow and ladder
  6. Requests, scheduled tasks, completed work and quotes in one place, used instead of email chains.

Questions people ask

Is this the same as hiring a facilities manager?

Close. The account manager does what an in-house facilities manager does for the building, backed by our crews and vendors. If you want a person embedded in your building on your badge, see facilities staffing.

Which vendors do you work with?

Yours, if you have them and they perform; ours where you do not. Either way they are scheduled, escorted and logged by the account manager.

Can you manage several buildings?

Yes. Multi-site clients get one account manager per region and a combined quarterly review.

How is facilities management priced?

A monthly management fee plus the services in scope, each priced on its own line so you can see what you pay for.

What is a quarterly business review?

A meeting with your account manager and, for larger accounts, our Facilities Manager. We go through inspection scores, open and closed tickets, spend against budget and what to change in the next quarter.
